Maui Real Estate Market Report: July 2026

Maui real estate activity showed a noticeable split in July 2026, with condominium sales rising sharply while single-family home sales moved lower and vacant land remained a much smaller part of the overall market. The numbers point to a more balanced environment than Maui experienced during the strongest years of the seller's market, giving buyers more inventory and more room to compare properties before making a decision. For sellers, accurate pricing, property condition and recent comparable sales have become increasingly important as buyers approach the market with greater selectivity.

The clearest change in July came from Maui's condominium market, where closed sales increased nearly 55% from the same month last year. Single-family home transactions moved moderately lower, while land sales remained limited and more susceptible to large percentage swings because of the small number of monthly closings. Taken together, the sales figures show that buyer activity is returning more strongly in some segments than others.

Median pricing adds another layer to the July results, particularly when viewed alongside the increase in condo transactions. Maui's median condo price was only slightly higher than a year ago even as substantially more units changed hands, suggesting that additional activity has not produced significant upward price pressure. Single-family homes showed the opposite pattern, with both sales volume and the islandwide median price moving lower from July 2025.

How July 2026 Compares Historically

Year-over-year figures are useful, but comparing July with several previous Julys helps determine whether the current month is truly unusual or simply part of normal market variation. Using July 2023 through July 2025 as a recent benchmark shows condominium sales running well above their recent pace while single-family activity remains below average. Median prices for both categories remain below their recent July averages, reinforcing the difference between increased transaction activity and actual price appreciation.

Maui Condominium Sales

Condominiums were the strongest segment of the Maui market in July, with 82 closed transactions representing an increase of nearly 55% from July 2025 and approximately 28% above the recent July average. The median price rose only slightly year over year and remained below the previous three-year July average, indicating that buyers are becoming more active without pushing prices back toward earlier highs. Greater inventory continues to give condo buyers more opportunity to compare locations, condition, association costs and pricing before deciding which properties offer the best value.

Maui Single-Family Home Sales

Single-family home activity remained softer, with 55 closings during July compared with 60 one year earlier and an average of approximately 62 during the previous three Julys. The median sales price fell to $1.15 million, down 12.5% from July 2025 and about 7% below the recent July average. Maui's home market varies substantially by neighborhood and price range, but the islandwide numbers suggest buyers are paying closer attention to value and are less willing to stretch for properties that are priced above current comparable sales.

Maui Land Sales

Vacant land remained the smallest of Maui's three primary property categories, with only seven parcels closing during July compared with ten a year earlier. The median sales price was $628,300 and remained relatively stable, but the limited number of monthly transactions makes percentage changes in the land market much more volatile than those for homes or condos. For that reason, land activity is best followed over several months and alongside the types, locations and sizes of parcels that actually reach closing.

What the July Numbers Tell Us

July's results reinforce that Maui is not moving as one single real estate market, with condominium activity strengthening while single-family home sales and pricing remain softer. Buyers have more choices than they did during the highly competitive market of several years ago, while sellers face greater pressure to align asking prices with recent sales and competing inventory. The increase in condo transactions is encouraging, but the relatively restrained pricing shows that buyers remain selective rather than simply chasing available properties.

Islandwide statistics provide a useful benchmark, although conditions can vary significantly between Kihei, Wailea, Makena, Kaanapali, Kapalua, Wailuku, Kahului, Upcountry Maui and individual condominium communities. Following these numbers month by month will help show whether July's stronger condo activity develops into a sustained trend and whether Maui's single-family market begins to regain momentum.
