Maui Real Estate Market Report: August 2026


Maui's real estate market picked up some additional sales activity in August 2026, with more single-family homes and condominiums changing hands than during the same month last year. At the same time, median prices moved lower in both major residential categories, creating a market that continues to look very different depending on the property type, location, and price range.


Single-family home sales increased modestly year over year, while condominium sales posted a much larger gain. Land activity remained limited, with only eight sales recorded during the month. Here is a closer look at the latest Maui County real estate numbers for August.






Maui Single-Family Home Sales Increase in August


Maui County recorded 64 single-family home sales in August 2026, up 3.2 from the 62 sales reported in August 2025. The median sales price came in at $1,200,000, compared with $1,302,500 one year earlier, a decline of 7.9.


Homes also moved somewhat faster than they did a year ago. Days on market fell 6.6 to 128 days. Total dollar volume reached $93,924,500 for the month, which was 19.02 lower than August 2025.


The combination of slightly higher sales and a lower median price is worth watching. Buyers are continuing to make purchases, but the numbers also show the importance of pricing a property appropriately for today's market. Maui remains a high-value real estate market, although buyers may have more room to compare properties carefully and wait for the right opportunity.


Maui Condo Sales Show Stronger Year-Over-Year Activity


The condominium market produced one of the more noticeable changes in August. A total of 68 condos sold during the month, a 19.3 increase from 57 sales in August 2025.


Prices moved in the opposite direction. The median Maui condo sales price declined 13.1, from $650,000 in August 2025 to $564,950 in August 2026. Condos spent 171 days on the market, an increase of 1.8 compared with the same period last year. Total condominium sales volume was $60,750,400, down 6.85 year over year.


Another notable number was pending condo sales. There were 79 pending sales in August, compared with 51 a year earlier, an increase of 54.9. While pending sales do not necessarily translate directly into closed transactions, the increase points to continued buyer activity within the Maui condominium market.


Maui Land Sales Remain a Smaller Part of the Market


Vacant land and acreage continued to represent a much smaller portion of Maui's overall real estate activity. Eight land sales were recorded in August 2026, down 11.1 from the same month last year.


The median sales price for land increased 26.3 to $694,500. Properties spent an average of 115 days on the market for the measure included in the August report, up 23.7 year over year. Total dollar volume was $4,979,000, a decline of 61.78 compared with August 2025.


Because relatively few land transactions close in any given month, individual higher- or lower-priced sales can have a significant effect on percentages and median prices. Buyers considering vacant land on Maui should look beyond island-wide statistics and evaluate zoning, utilities, access, development potential, location, and other property-specific factors.


What the August Numbers Say About the Maui Real Estate Market


August continued to show a Maui market that cannot be summed up by a single number. Closed sales increased for both homes and condos compared with last year, yet median prices declined in both categories. Condos experienced the strongest increase in transaction volume, while single-family home sales recorded a smaller gain.


For buyers, the lower median prices and longer marketing periods in portions of the market may provide additional opportunities to evaluate available properties without the pace seen during more competitive market cycles. That does not mean every property is negotiable or that every Maui community is following the same trend. Well-located and appropriately priced properties can still attract attention quickly.


For sellers, the August statistics reinforce the importance of looking closely at current comparable sales rather than relying on pricing from previous years. Maui's market can vary significantly between South Maui, West Maui, Central Maui, Upcountry, and other areas of the island, as well as between individual condominium developments and neighborhoods.


Understanding the Maui Market at the Local Level


Island-wide statistics are useful for seeing the broader direction of the market, but they are only a starting point. The conditions affecting a Kihei condo can be very different from those affecting a Wailea residence, a Kaanapali property, an Upcountry home, or vacant land elsewhere on Maui.

Maui real estate activity showed a noticeable split in July 2026, with condominium sales rising sharply while single-family home sales moved lower and vacant land remained a much smaller part of the overall market. The numbers point to a more balanced environment than Maui experienced during the strongest years of the seller's market, giving buyers more inventory and more room to compare properties before making a decision. For sellers, accurate pricing, property condition and recent comparable sales have become increasingly important as buyers approach the market with greater selectivity.

The clearest change in July came from Maui's condominium market, where closed sales increased nearly 55 from the same month last year. Single-family home transactions moved moderately lower, while land sales remained limited and more susceptible to large percentage swings because of the small number of monthly closings. Taken together, the sales figures show that buyer activity is returning more strongly in some segments than others.

Median pricing adds another layer to the July results, particularly when viewed alongside the increase in condo transactions. Maui's median condo price was only slightly higher than a year ago even as substantially more units changed hands, suggesting that additional activity has not produced significant upward price pressure. Single-family homes showed the opposite pattern, with both sales volume and the islandwide median price moving lower from July 2025.


How July 2026 Compares Historically


Year-over-year figures are useful, but comparing July with several previous Julys helps determine whether the current month is truly unusual or simply part of normal market variation. Using July 2023 through July 2025 as a recent benchmark shows condominium sales running well above their recent pace while single-family activity remains below average. Median prices for both categories remain below their recent July averages, reinforcing the difference between increased transaction activity and actual price appreciation.

Maui Condominium Sales


Condominiums were the strongest segment of the Maui market in July, with 82 closed transactions representing an increase of nearly 55 from July 2025 and approximately 28 above the recent July average. The median price rose only slightly year over year and remained below the previous three-year July average, indicating that buyers are becoming more active without pushing prices back toward earlier highs. Greater inventory continues to give condo buyers more opportunity to compare locations, condition, association costs and pricing before deciding which properties offer the best value.


Maui Single-Family Home Sales


Single-family home activity remained softer, with 55 closings during July compared with 60 one year earlier and an average of approximately 62 during the previous three Julys. The median sales price fell to $1.15 million, down 12.5 from July 2025 and about 7 below the recent July average. Maui's home market varies substantially by neighborhood and price range, but the islandwide numbers suggest buyers are paying closer attention to value and are less willing to stretch for properties that are priced above current comparable sales.


Maui Land Sales


Vacant land remained the smallest of Maui's three primary property categories, with only seven parcels closing during July compared with ten a year earlier. The median sales price was $628,300 and remained relatively stable, but the limited number of monthly transactions makes percentage changes in the land market much more volatile than those for homes or condos. For that reason, land activity is best followed over several months and alongside the types, locations and sizes of parcels that actually reach closing.


What the July Numbers Tell Us


July's results reinforce that Maui is not moving as one single real estate market, with condominium activity strengthening while single-family home sales and pricing remain softer. Buyers have more choices than they did during the highly competitive market of several years ago, while sellers face greater pressure to align asking prices with recent sales and competing inventory. The increase in condo transactions is encouraging, but the relatively restrained pricing shows that buyers remain selective rather than simply chasing available properties.


Islandwide statistics provide a useful benchmark, although conditions can vary significantly between Kihei, Wailea, Makena, Kaanapali, Kapalua, Wailuku, Kahului, Upcountry Maui and individual condominium communities. Following these numbers month by month will help show whether July's stronger condo activity develops into a sustained trend and whether Maui's single-family market begins to regain momentum. Lahaina’s Front Street Reopens August 1 as Recovery Enters a New Chapter


Nearly three years after the August 2023 wildfire, Lahaina’s Front Street is preparing to reopen to vehicle traffic. Beginning August 1, 2026, drivers will once again be able to travel the historic oceanfront route from Pāpalaua Street to Shaw Street, with Dickenson Street and Prison Street also reopening.


The reopening is an important milestone for Lahaina, but it is not a declaration that the recovery is finished. Rebuilding continues throughout the commercial district, several nearby roads will remain closed, and many businesses are still working through the long process of returning. Even so, restoring public access to Front Street marks the beginning of a more visible phase of Lahaina’s recovery.


What Is Reopening on August 1?


According to the County of Maui, Front Street will reopen to vehicle traffic from Pāpalaua Street through Shaw Street. The current restrictions between Dickenson and Shaw streets will be removed, allowing traffic to move through the area without the limited operating hours that have been in place.


Market Street, Papelekane Street and Mokuhinia Place will remain closed while additional work continues. Temporary closures may also be necessary as utility work, construction and private rebuilding projects move forward. Anyone traveling through the area should continue to follow posted signs, remain outside fenced zones and respect private property.


The reopening follows extensive work along the corridor, including roadway repairs, new pavement and striping, seawall and sidewalk improvements, landscaping, fencing and the installation of new railings along the makai side of Front Street.







New Railings and Benches Marked an Earlier Milestone


The August reopening builds on improvements that were formally recognized during a community blessing for the Front Street Railing and Walkway Project on July 1.


About 150 residents and community leaders gathered along the 700 block of Front Street for the ceremony. The project repaired approximately 1,450 feet of sidewalk and replaced around 700 feet of railing. It also added 12 light poles, 15 benches, five bicycle racks and landscaped planters with milo trees and ʻākai ground cover.


These features may appear small compared with the scale of Lahaina’s rebuilding, but they return an important part of everyday life to the waterfront. Front Street was never only a road or a row of businesses. It was also a place where people walked, watched the sunset, sat near the water and gathered in the center of town.


The blessing acknowledged both the progress already made and the emotional weight carried by each step of the recovery. Restoring a railing, sidewalk or bench cannot replace what was lost, but these improvements help make the area usable again while larger rebuilding efforts continue.


ʻUlu o Lele Marketplace Is Expected to Open This Fall


One of the first major projects expected to bring commercial activity back to Front Street is the ʻUlu o Lele marketplace at the former Outlets of Maui property near Front and Pāpalaua streets.


ʻUlu o Lele, which means “growth of Lele,” is planned as a two-year interim marketplace for businesses and cultural practitioners displaced by the fire. Current plans include 17 retail units, eight food trucks and a stage for entertainment, creating 25 vendor spaces and an estimated 90 jobs.


The marketplace is expected to open in September and may also host farmers markets, cultural demonstrations, nonprofit events, local food vendors, live music and family activities. Priority will be given to businesses and practitioners that lost their locations or operations in the fire.


Rather than replacing the permanent commercial district, ʻUlu o Lele is intended to serve as a bridge. It gives local businesses a place to reopen and reconnect with customers while construction, permitting and long-term redevelopment continue elsewhere along Front Street.


Kimo’s and Fleetwood’s Look Toward a Front Street Return


Two of Front Street’s most recognizable restaurants are also part of the conversation about Lahaina’s future.


T S Restaurants has signed a letter of intent to develop a new Kimo’s inside the restored Chan Wa Commercial Building. Kimo’s originally opened at 845 Front Street in 1977 and became closely associated with Lahaina’s waterfront dining, sunset views and Original Hula Pie. The company continues to explore possibilities for its former makai property, but the Chan Wa location offers a clearer route for bringing the restaurant back to Front Street.


The new Kimo’s is expected to carry forward the familiar menu, atmosphere and hospitality of the original while beginning a different chapter in a new location. A construction schedule and opening date have not yet been announced.


Fleetwood’s on Front Street is also expected to return, although its timeline remains less certain. Its building at 744 Front Street survived the fire but requires substantial restoration. For now, both restaurants should be viewed as part of the district’s developing future rather than businesses reopening alongside the road on August 1.


Their planned return matters because familiar businesses can help restore some continuity to Front Street. At the same time, Lahaina’s next commercial district will likely be a blend of longtime names, returning local operators and entirely new gathering spaces.


Front Street Is Reopening, but Recovery Continues


The August 1 reopening should be understood as a meaningful step, not a finish line. Families are still rebuilding homes, commercial property owners are navigating permits and financing, and active construction will continue throughout Lahaina.


What changes on August 1 is access. Residents and visitors will again be able to travel a stretch of road that formed the center of Lahaina’s commercial life for generations. They will see the repaired walkway, new railings and benches, active building sites and the first signs of businesses preparing to return.


More progress is expected this fall with ʻUlu o Lele, while Kimo’s, Fleetwood’s and other Front Street businesses continue working toward future openings. Each project has its own timeline, but together they show a commercial district beginning to take shape again.


Those visiting West Maui can help by following local restrictions, staying clear of work areas and supporting businesses that are currently open. Front Street will not look the way people remember it on August 1, and rebuilding Lahaina will take years. Still, reopening the road is a significant moment. The town’s commercial heart is becoming accessible again, and the next chapter is beginning to come into view.
