Maui Real Estate Market Report – September 2026

September brought some interesting changes to the Maui real estate market, particularly in condominium sales. While condo transactions increased considerably compared to the same month last year, single-family home sales slowed and median home prices moved lower. The latest numbers show a market where buyers and sellers are experiencing different conditions depending on the type of property.

According to the REALTORS Association of Maui, condominium sales increased 56.5% year over year, while single-family home sales declined 7.1%. Both property categories also recorded longer selling times, suggesting that buyers are continuing to take a more measured approach to their purchases. Here's a closer look at Maui County's September 2026 real estate activity and what these changes may mean for the months ahead.

September 2026 Maui Real Estate Market Snapshot

September 2026 Maui real estate market report comparing condominium and single-family home sales, median prices, days on market, and sales volume.

The September 2026 report highlights a significant increase in condominium sales alongside softer single-family home activity. All comparisons are with September 2025.

Maui Single-Family Home Sales and Prices

Maui County recorded 52 single-family home sales during September 2026, compared to 56 sales during September 2025. That represents a 7.1% decline in completed transactions. The median sales price also decreased by 11%, moving from $1,292,500 last September to $1,150,000 this year.

Homes also spent more time on the market, with the median reaching 134 days, an increase of 5.5% from the previous year. Total single-family home sales volume was $96.8 million, down 1.5% year over year. Together, these figures suggest a more deliberate pace of home buying, although conditions continue to vary considerably between Maui's individual communities and price ranges.

Maui Condominium Sales Show Strong Growth

Condominiums were the standout category in September, with 72 completed sales compared to 46 during the same month in 2025. This 56.5% increase represents a substantial improvement in transaction activity. The median condominium sales price reached $660,000, a modest 1.1% increase from last year's $652,500.

Total condominium sales volume increased 65.9% to $70.9 million, reflecting the additional transactions completed during the month. However, condominium properties took considerably longer to sell, with median days on market climbing 56.7% to 199 days. This combination of stronger sales and longer marketing periods suggests renewed transaction activity without the faster selling conditions that often accompany a highly competitive market.

How September 2026 Compares to September 2025

The year-over-year comparison reveals two distinct patterns in Maui County's residential real estate market. Condominium sales improved substantially, while their median price remained relatively stable. Single-family homes experienced fewer transactions and a lower median price, even as the overall dollar volume of home sales declined by a much smaller percentage.

One of the most important figures to watch is the amount of time properties spend on the market. Condominiums reached a median of 199 days, while single-family homes reached 134 days. Both numbers increased from September 2025, reinforcing the importance of competitive pricing, property presentation, and realistic expectations when bringing a property to market.

What the September Numbers Tell Us About Maui Real Estate

September's results demonstrate why Maui's housing market cannot be judged by a single statistic. A sharp increase in condominium sales is encouraging for that portion of the market, but longer selling times and relatively little movement in median condo prices suggest buyers are still evaluating their options carefully. Meanwhile, lower single-family home prices and fewer completed sales point to softer conditions in that category.

For buyers, longer marketing periods may create opportunities to compare properties and negotiate more thoughtfully. Sellers should pay close attention to recent comparable sales and the amount of competition within their particular neighborhood or condominium complex. Neither the countywide median price nor the monthly sales total tells the complete story of an individual property's value.

A Closer Look at Maui's Local Real Estate Markets

From Kihei, Wailea, and Makena to Kaanapali, Napili, and Kapalua, Maui's real estate communities each have their own inventory, pricing, and buyer demand. Market conditions can differ substantially between a South Maui condominium, a luxury property in Wailea, and a single-family home in Central Maui or Upcountry.

As we move into the final months of 2026, watching local inventory, recent sales, and property-specific trends will remain important. September's countywide numbers provide a useful overview, but understanding what is happening at the neighborhood level is what helps buyers and sellers make informed real estate decisions.
